実家の古いアパートに、今年は大きな手を入れました。
屋根と壁の塗り替え、3部屋のリフォーム工事。そして私自身、オゾン発生器まで購入するという気合いの入れようです。長年放置していたわけではないけれど、やはり30年という年月は建物に確実に刻まれていて、「そろそろ本格的に向き合わなければ」という時期が来たのだと実感しました。
特に悩んだのが、ある部屋のユニットバスでした。
ChatGPTに相談しながら、「コーティングで済ませられないだろうか」と考えていたんです。全体を取り換えるほどでもないなら、コーティングという選択肢もありなのでは、と。実際、そうするつもりでいました。
でも、よくよく考えてみると、コーティングは剥がれたらまたコーティング、その先もまた何かしらのメンテナンスが続く可能性がある。築30年を超える物件だからこそ、中途半端な対処ではなく、思い切って全リフォームを選ぶべきだ――そう母が腹を決めました。(笑)

ビフォーアフターの変化が、本当にわかりやすい！ 新しくなった部屋を見ると、「やってよかった」という思いがじんわりと湧いてきます。古いものを大切にしながら、新しい命を吹き込むような作業。それは、大家としての責任であり、同時に喜びでもありました。
キッチンも全交換。IHになっています。ふすまに古民家感が残っています。(笑)壁、床の色は私たちも選びました。落ち着いた雰囲気の空間として仕上がっていました。
嬉しいことに、この部屋にはすでに借り手が決まりました。しかも、事務所として利用したいとのこと。
これも時代ですね。住居ではなく、仕事場として。せっかくリフォームしたユニットバスは、もしかしたらそんなに使われないかもしれません。でも、大家としては正直なところ、水回りの使用頻度が少ない方が設備の傷みも遅くなるので、むしろ助かります。
築30年を超えた建物が、また新しい役割を与えられる。「生まれ変われる」ということを、また目の前で見た気がします。
The Joy of Renewal: A 30-Year-Old Apartment Reborn
This year, we finally made some major improvements to my family’s old apartment building.
The roof and exterior walls were repainted, three rooms were renovated, and I even went so far as to purchase an ozone generator—proof of how serious we were. It wasn’t that the building had been completely neglected, but after 30 years, time had clearly left its mark. I felt it was the moment to truly face what needed to be done.
The biggest dilemma was the unit bath in one particular room.
While consulting with ChatGPT, I wondered if we could get by with just a coating instead of a full replacement. If it wasn’t bad enough to require a complete overhaul, maybe coating would be sufficient—or so I thought. At first, that was the plan.
But when we really thought it through, we realized that once a coating starts to peel, you end up recoating it, and then maintaining it again and again. Given that the property is already over 30 years old, half measures didn’t feel right. In the end, my mother made a firm decision: we would go all in and fully renovate. (Laughs)

The transformation is striking at a glance. Seeing the newly refreshed room, a quiet sense of “I’m glad we did this” slowly rose within me. Caring for something old while breathing new life into it—this process felt both like a landlord’s responsibility and a genuine source of joy.
The kitchen was also completely replaced and upgraded to an IH stove. The sliding doors still retain a touch of old folk-house charm. (Laughs) We chose the wall and floor colors ourselves, and the space turned out calm and well-balanced.
The good news is that this room already has a tenant. Interestingly, it will be used as an office rather than as a residence.
That, too, feels very much of our time. Not a place to live, but a place to work. The newly renovated unit bath may not be used very often—but from a landlord’s perspective, less use of the water facilities actually means slower wear and tear, so it’s a welcome outcome.
A building over 30 years old, given a new role once again. Seeing that it can be “reborn” right before my eyes was a powerful reminder of what renewal really means.
